Il mondo degli agenti immobiliari
Il lavoro dell’agente immobiliare è molto delicato, per questo è importante rivolgersi a persone di fiducia, trattando di un tema delicato come la vendita. L’acquisto o l’affitto di una casa.
Infatti molte volte il lavoro dell’agente immobiliare non di ferma al ruolo di intermediatore tra le parti, ma anche di consulente, un ruolo molto delicato e difficile. Interpretare le esigenze di acquirente e compratore al meglio e metterle d’accordo è un lavoro che richiede tatto, esperienza e sensibilità. Ma anche propensione al marketing e alle strategie di vendita, perché in fondo lo scopo principale è pur sempre concludere una trattativa commerciale. L’intermediazione immobiliare è un momento necessario, per poter far rispettare i diritti e i doveri di entrambe le parti. A questo fine, ci sono diversi software che vengono in aiuto, come per esempio i software CRM ovvero “Customer relationship management”, un concetto legato alla fidelizzazione dei clienti. In un'impresa "Market-oriented" il mercato non è più rappresentato solo dal cliente ma dall'ambiente circostante, con il quale l'impresa deve stabilire relazioni durevoli di breve e lungo periodo, tenendo conto dei valori dell'individuo/cliente, della società e dell'ambiente. Quindi l'attenzione verso il cliente è cruciale e determinante. Per questo motivo il marketing management deve pianificare e implementare apposite strategie per gestire una risorsa così importante.
È chiaro che in ogni caso la prima regola è sempre lavorare con professionalità e trasparenza, che sono sempre la miglior garanzia di lasciare i clienti soddisfatti. Dall’altro lato però il mercato immobiliare sta subendo parecchio a causa della crisi, perciò è importante attuare strategie di marketing efficaci. Inoltre un altro fattore molto importante in questo momenti si è rivelato essere il sito agenzie immobiliari, infatti sempre più clienti cercano casa su internet, guardando foto e valutando le offerte, prima di rivolgersi direttamente all’agenzia. Quindi anche il sito deve essere curato, ben organizzato e chiaro.
Il mattone, si sa, è il bene rifugio per eccellenza ed in periodi bui chi ha disponibilità la investe appunto negli immobili. Una volta si cercavano occasioni presso le varie agenzie immobiliari oppure nei giornalini alla rubrica case vendita. Oggi internet ci da un grande aiuto: gli immobili in vendita sono sbarcati sul web e sono nati veri e propri portali tematici. Organizzati in regione, province e tipologie di immobili, è possibile sfogliare e visionare centinaia di annunci di case in vendita. Di ogni immobile è sempre presente una completa e dettagliata scheda informativa, spesso corredata da più fotografie che illustrano l’abitazione e ne fanno vedere le peculiarità. Ovviamente non si acquista un immobile online, ma la vetrina virtuale serve solo per farsi una buona idea ed eventualmente poter contattare il venditore stesso.
